Not all agents are the same. It only takes 40 hours of training to get your sales license as an agent. Think about that, a week's work and you can have your real estate license in Massachusetts and act like you have experience and understand the markets you live and work in. There are agents trained many years ago still using techniques like ABC (Always Be Closing) and switch listings. Switch listings are properties that an agent will show their client which they know the client will not like so they can show them a higher priced and better commissioned property. This is not working in the clients best interest.
True professional agents always answer their phone and get back to people in the same day. If your agent is not doing this, they are probably saying they are very busy. My experience with these agents is two fold. Firstly great agents are never too busy to get back to clients no matter how much they have going on. Secondly people who give you reasons rather than results are rarely busy, they just say they are.
Make sure your agent is focused on you and not themselves. The way to do this is meet with them and see what kinds of information they want from you, how many questions they ask, are they taking notes. The worst agents will come in with some canned presentation that is generic and not focused on what you specifically need or want. Not all agents are the same, beware.
